How a deal works

ForgeGate follows a buy, fix, rent and refinance plan in six steps.

  1. G1 Add the property. Record the address, the market and where the lead came from.
  2. G2 Quick first look. Enter first guesses for value after repairs, rent and repair cost, each with its source.
  3. G3 Inspect and price the repairs. Record the inspection and an itemized repair budget with a safety cushion (contingency) and photos.
  4. G4 Check the final numbers. Enter final numbers backed by evidence and a lender quote. The calculator works out the results, runs the stress tests (for example rent 5% lower or the appraisal 10% lower), and the rules check reports each rule as passed, caution or stop sign.
  5. G5 Lock the numbers and approve. Create a locked copy of the numbers. A principal approves, approves with conditions, or declines.
  6. G6 Fix it up, rent it, refinance. Record repairs, spending, the lease, the refinance and the first month, then mark the deal Stabilized.

The five numbers to watch: does the rent cover the mortgage, monthly profit, cash needed, cash left in the deal, and profit created on paper. Green, yellow and red use the limits in your investment policy; while the policy is proposed, each color says so. The math always comes from the calculator, never from a guess or an AI. Simple comparisons in help notes are only memory aids, real lenders and loans may work differently.
